A good tenancy is a partnership.
Deposit Protection
Your deposit is protected in a government-approved scheme (DPS, MyDeposits, or TDS) within 30 days. You'll receive prescribed information and a certificate.
Right to a Safe Home
Every property has valid gas safety (CP12), EICR, EPC, smoke alarms, and carbon monoxide detectors. All certificates are available in your portal.
Fair Notice Periods
We follow all legal notice requirements. You'll always receive proper written notice as required by law - no sudden surprises.
Repairs & Maintenance
Your landlord is legally responsible for structural repairs, heating, plumbing, and electrical systems. We ensure all repairs are handled promptly.
Privacy & Quiet Enjoyment
You have the right to live undisturbed. We always give at least 24 hours' written notice before any property visit or inspection.
No Unfair Charges

You'll need photo ID (passport or driving licence), proof of income (3 months' payslips or tax returns), proof of address, and a reference from your current or previous landlord. We also run a credit check and affordability assessment through our referencing partner.
Under the Tenant Fees Act 2019, your deposit is capped at 5 weeks' rent (for annual rents under £50,000). Your deposit is protected in a government-approved scheme and will be returned within 10 days of your tenancy ending, subject to any agreed deductions.
Typically 2-5 working days from when all documents are submitted. We use a trusted third-party referencing service that checks employment, previous landlord references, credit history, and right to rent. We'll keep you updated throughout.
Log in to your tenant portal and submit a maintenance request with photos if possible. For emergencies (flood, gas leak, no heating in winter), call our 24/7 emergency line directly. Non-urgent issues are typically addressed within 48 hours.
This depends on the individual property and landlord. Many of our landlords are pet-friendly. Let us know your requirements when you enquire and we'll filter properties accordingly. If pets are allowed, there may be specific terms in your tenancy agreement.
We'll arrange a check-out inspection, compare it to your check-in inventory, and process your deposit return. We aim to return deposits within 10 days. If there are any proposed deductions, we'll discuss them with you transparently before processing.
If you need to leave before your fixed term ends, contact us as soon as possible. We can discuss options including finding a replacement tenant or negotiating a surrender with your landlord. Early termination terms will be outlined in your agreement.
Rent is paid monthly via your tenant portal - you can set up a standing order or pay by card. You'll receive automatic reminders before rent is due, and all payment history is available in your portal for your records.
